"In my capacity of co-owner of the company and being a member of the National Bar Chamber of Bulgarian Lawyers, I would like to share some brief and public information in the form of a letter about myself and about our firm so you can put a personality against the name of it. I realize that when you make first contact with a business professional, you should get informed about their staff, their field of practice, their fees and job done on similar cases. Instead of pointing the fact that we together are the shareholders of the company, instead of the manager of the company and my colleague Mr. Robert Pascal (graduated lawyer both in Bulgaria and England and been proper member of the Law Society of England and Wales till 01.2009), thanks to whom this company has been established initially in the UK Companies House on 06th of March, 2003 with UK Company No.4688594; I am the lawyer who has been hired officially to be the representing solicitor of "Dynamic Solutions GB" Ltd and to be the face of the company before third parties and at the local courts.
For the last 6 years I am one of the faces who own and represent the firm "Dynamic Solutions GB" Ltd., been moved from the UK into Bulgaria and registered in the local Companies House here. Yes together with my colleagues in the firm we graduated in the oldest and the most respected Bulgarian Law Faculty - the one in the Sofia University and of course I am licensed as a member of the National Bar Chamber of Lawyers to practice as lawyer on the territory of Bulgaria, incl. all the rights to advise people on the Bulgarian Laws and to represent them in local courts as a bona fida lawyer (independent lawyer).
Since I've started working for "Dynamic Solutions GB" Ltd on cases of clients - foreign property investors, I've had the clear view that we are independent property solicitors, not related in any way to any developer or agent in the world - and we should remain like this; and also that we have to protect the legal and the financial aspects of the investments of British property buyers or sellers (99% of our clients are British and Irish investors). We have followed their strict requests, have responded to their troubles and have advised them appropriately in every single working day for the last 6 years. All of these facts have precisely been detailed on our website for your convenience and in order to create a bridge of trust and a positive behavior between the client and us. We need to add the successful conveyance procedures we have performed on behalf of clients of ours in the hundreds smaller completed with Act 16 developments in Bulgaria - like "Dreamville" complex in Sunny Beach, "Pirin Residence" and "Pirin Suites" complex in Razlog, "Prespa" complex in Bansko, "Vitosha Palace" complex in Sofia, "Kavarna Hills" complex in Kavarna and many, many, many more local developments. On behalf of clients of ours in our capacity of propety lawyers we have dealt with, or at least have legally investigated all the bigger developments in Bulgaria that could be a point of interest for overseas property investors. THE BUYING PROCESS/THE SALE PROCESS/INVESTIGATIONS OF COMPANIES/ASSETS/DEALING WITH THE LOCAL AUTHORITIES: As part of my job as Bulgarian lawyer representing overseas property investors, and being one of the faces of "Dynamic Solutions GB" Ltd, I have given independent legal advice on a Bulgarian property and have performed property purchases and sales before most of the notaries working in all attractive resorts within Bulgaria - in Varna (notaries A.Aleksandrov, R.Nestorov, P.Petrov), in Kavarna (P.Markovski), in Sunny Beach (S.Angelov, M.Bakurdjieva), in Pamporovo/Chepelare (A.Velkov), in Bansko (S.Kolevichina, K.Manev, S.Vitanova, N.Mavrodieva), in Sofia (V.Manchev), in Veliko Turnovo, Plovdiv, Bourgas, Tsarevo, etc. As a lawyer I use to register before notaries public wills, prepared by us on behalf of clients of ours - www.dynsolgb.com/will_preparation.htm . We've done various legal job in all the main cities in Bulgaria so far. As well we have dealt personally with the local Land Registry Agencies in these areas, in cases where investigation of assets or establishing burdens has been needed to protect our clients and investments (especially for property advice or for breach of contract advice). I won't mention the hundreds visits of mine of the various local offices of the Companies House when related to company matters of clients of ours. On the base of my personal professional experience for "Dynamic Solutions GB" Ltd I pretend to know the situation of each local institution, Tax or Bulstat Authority or court on the territory of Bulgaria. As well the roads to there, if this also matters to you. Personally and together with my colleagues within the firm in order to resolve issues for clients of ours we have dealt with the National Water company, with the local branches of the Electricity companies in Bulgaria, with the Natioanl Building control, etc.
THE BUILDING PROCESS/GETTING ACT 16 IN BULGARIA: In my capacity of Bulgarian solicitor who deals with obtaining Act 15 and Act 16 in Bulgaria and can provide to you advice on the Buglarian property law and the local building legislation, I've personally done on behalf of clients of ours the legal job related to construction and entering into exploitation (achieving act 16) of local buildings, where on the base of my skills and knowledge I have dealt with all the legal paperwork, council institutions and locals who are involved in the building process. DEALING WITH BANKS/GOVERNMENTAL AND PRIVATE CORPORATE BODIES: On behalf of clients of ours, (mostly 2-3 years ago), we have applied for, and successfully negotiated and obtained mortgage loans on behalf of overseas property buyers for purchasing properties all over in Bulgaria - for example, on this matter we have dealt with the local branches of Procredit Bank, Unicredit Bulbank, MKB Unionbank, Piraeus Bank, etc. In relation to Bulgarian Business & corporate law, we have registered lots of local corporate bodies on behalf of our clients and and looked after the proper legal status of these.
BLGARIAN CIVIL LAW & LITIGATION PROCEDURES: In relation to civil procedures and debt recovery in Bulgaria, together with my associates and colleagues, when it has been important to protect the client investment via entering court claims on their behalf, we have started, performed and won many civil court procedures on behalf of our clients, at various local Bulgarian courts (in Sofia, Varna, Bourgas, etc.) and dispute resolutions. The court case procedures and litiguation in the various courts in Sofia (the most cases are heard there - the Sofia City court, Sofia district court, the Arbitration Court) on behalf of clients of ours are performed by attorney Ivanov, who just like me is also a proper member of the National Bar Chamber of Lawyers, who attends personally the hearings on behalf of the claimants. Similarly like all of us, he has also graduated the best (in my opinion) law faculty in Bulgaria-at the Sofia University, which fact is a guarantee in my eyes for knowledge and professionalism. Then has been also licensed to practice by the local Ministry of Justice, and became a member of the Sofia Chamber. Part of his professional experience so far is:
- Attorney Ivanov has successfully completed (won) many civil court cases on behalf of clients of ours foreign property buyers, against local developers like Interlink BG, Keri Ski, Smartpartners-BG, CNG Bulgaria, BulgaRe, Delagio, etc. The court decisions are public and could be seen on the online diary of the Sofia City Court and in the Arbitration Court.
- In relation to all execution procedures against assets of the other parties for getting refund after successful court cases, attorney Ivanov usually performs his legal activities using the public services by execution judge Mr.Georgi Dichev, who is Chairman of the Chamber of Private Execution Judges in Bulgaria. Currently attorney Ivanov is representing in court tens of foreign investors-clients of ours during their court case procedures against different local developers. Our mutual legal work on these court cases usually ensures positive outcome, which in the language of the foreign investors means "actual financial refund" of their failed investment.
- In relation to out-of-court negotiations, currently attorney Ivanov is part of the legal team working in the last months on behalf of the Owners Group of a complex in Pamporovo. In conclusion, in order to destroy any eventual and further doubts if I am proper local lawyer, and instead of the invitation for you to manage a meeting in our office in Varna or in Sofia in business days and hours, I need to point that a year ago in my capacity of advisor on the Bulgarian Property Law, I have been requested to give official explanations/opinion after asked by The Her Majesty's Crown Prosecution Service Inspectorate, regarding to some Bulgarian property purchase fraud investigation in Bansko, on the base of claims on behalf of British buyers by the fraud squad team in a region of the UK.
Instead of the work I do for "Dynamic Solutions GB" Ltd which firm I co-own, I also represent the local branch of one of the oldest political organizations in Bulgaria, of which my family is a proud member.
Hope the above will give you clear view about our (and mine) job and professionalism, so we will avoid any eventual endless discussions on the matter. I really hope that persons, who may decide in the future to spread doubts in Internet in our knowledge and professionalism or lies about us, will think twice before doing it and competitors will look firstly in their own plate before digging with their nose in ours.
